Houses for sale in Nabeul

396 listings found

Many buyers start by searching for a house for sale in Nabeul, then realise that the town itself is not enough. The governorate has around fifteen delegations, and the same budget buys an estate villa in Dar Chaabane, a village house with a garden in Menzel Bouzelfa, or barely an old ground floor near the sea in Hammamet. Choosing the delegation already means choosing the type of house.

The listings on this page are posted by owners, heirs and agencies in Cap Bon. The seller normally states the plot size, the built area and the type of title; you call them directly for the rest. Supply is mostly renewed in spring, when owners get ready for the summer.

Dar Chaabane and Mrezga: the town spreading out

A house for sale in Dar Chaabane is often a two storey villa on an estate built in the last twenty years, with a garage and a small garden, a few minutes from central Nabeul. Dar Chaabane El Fehri, known for its stone carvers, has turned into a residential district of the governorate capital, and prices there stay a notch below Nabeul for a comparable house. The houses for sale in Dar Chaabane El Fehri show this family market well.

Mrezga, on the road between Nabeul and Hammamet, plays in a different league. A house for sale in Mrezga is found on the estates near the beach and the hotels: semi detached villas, duplexes, houses with a pool let out in summer. Prices there approach those of Hammamet and often exceed 500,000 DT for a recent villa.

By the sea: Maamoura, Kelibia, Korba

A seafront house in Nabeul is the most frequent search, and the hardest. In Nabeul itself, properties near the beach are rare and expensive. Maamoura, which belongs to the Beni Khiar delegation, offers an alternative: a seaside village, holiday homes from the 1980s and 1990s, terraces facing the water, and prices that are often more affordable. The houses for sale in Beni Khiar and Maamoura attract many buyers who work in Nabeul.

Further north, Korba, Kelibia and Hammam El Guezaz offer houses a few hundred metres from the sea for budgets that would buy nothing comparable in Hammamet. Korba has the advantage of being a real year round town, with its markets and services; the houses for sale in Korba show it.

Cheap houses: Soliman, Menzel Temime and inland

For a modestly priced house, you have to leave the south coast. Soliman, at the gateway to Cap Bon, sells town houses and estate villas at prices below those of the southern suburbs of Tunis, which makes it a popular address for commuters who make the trip every day. The houses for sale in Soliman are many and varied.

Menzel Temime, El Mida, Menzel Bouzelfa, Beni Khalled and Bou Argoub have the lowest prices in the governorate: village houses with a courtyard, unfinished builds, sometimes a house in the middle of a citrus plot. A house for under 250,000 DT can still be found there, which is becoming very rare near Hammamet. In return, factor in a car, the commute and sometimes work to bring the property up to standard.

What to check on a house in Cap Bon

The title, always. Many older houses in the governorate are held jointly by heirs, or built on land that was never registered. Ask for a recent extract from the land registry and the written agreement of all the co-owners. Then the permit: floors added and pools dug after the fact are common, and an unauthorised build complicates a loan as much as a resale.

On the coast, visit in winter to see the damp and the state of the walls exposed to the sea wind. Inland, ask about the connection to drinking water and sewerage, which is not a given in every neighbourhood. If you would rather build yourself, the land for sale in Nabeul governorate gives a point of comparison.
